The product

What does VivaMyRent actually do that Smovin or Rentio do not?

VivaMyRent answers questions about your specific property, in your region, by reading your own documents and the relevant Belgian regional rental law. The incumbents store your data and let you query it; we read it, draft for it, and tell you when the math requires you to act, with citations.

The other notable difference: nothing legal or financial is persisted without a review-before-save step. We do not auto-send letters, we do not auto-update rents, we do not generate signed documents without your hand on the button.

I already use Smovin / Rentio / a spreadsheet. Can I migrate?

Yes. The Agency tier includes hands-on migration help from Smovin, Rentio, and from the typical landlord spreadsheet. For Portfolio and Single tiers, we provide an import wizard for property data, leases, tenants, and document archives.

You can run VivaMyRent in parallel with your current tool for as long as you want. We do not require an exclusive switch.

Is there a mobile app?

Not at launch. The web app is built mobile-first and works well on a phone for the things landlords actually do on a phone: confirm a review, send a letter, drop a document. A wrapper app may follow if it solves a real problem the web app cannot, not as a checkbox.

Belgian rental law

Which regions are covered at launch?

Brussels and Flanders are covered at v1 launch, including the divergences that matter most in practice: indexation formulas, the energy-rating conditional indexation in Flanders, the deposit windows, the lease durations, and the notification timing. Wallonia follows within ninety days of launch.

Where does the legal knowledge come from?

The legal knowledge base is curated from the regional codes (Code bruxellois du Logement, Vlaams Woninghuurdecreet, Code wallon du Logement) and the federal residual law where applicable. Each entry is dated, region-tagged, and reviewed by a Belgian rental lawyer before going live.

When the law changes, we update the corresponding entry and the assistant cites the new version with the effective date. Old entries are kept in an archive accessible to you, with a banner explaining that the answer reflected the law as of a given date.

What about the federal anti-discrimination law? You cited it on the screening page.

Yes. Anti-discrimination law (loi du 10 mai 2007) is federal and applies regardless of region. The assistant refuses to draft justifications that touch protected characteristics, and it warns you when a question or document you are asking for could be considered unlawful in your context.

AI accuracy

How accurate is the assistant?

On structured tasks (indexation math, certificate validity dates, deposit windows, document extraction), the assistant is reliable because the inputs are structured and the answer either matches a verifiable computation or it does not.

On open-ended legal questions, the assistant gives you a cited answer and an advisory disclaimer. We do not market the assistant as a replacement for a notary, a lawyer, or a tax advisor for material disputes.

Does the assistant use my documents to train a model?

No. Your documents are processed to answer your questions and to fill your forms; they are not used to train, fine-tune, or improve our or any third-party model. The underlying model providers we use are bound by the same constraint contractually.

Who is responsible if the assistant is wrong?

You are, in the sense that you are the one who signed the lease or sent the letter. That is why review-before-save exists, and why every answer comes with citations you can read before you act. We are responsible for keeping the cited sources current and the math correct; we publish a changelog of corrections.

Languages and regions

Is everything available in Dutch and French at launch?

Yes. NL and FR are first-class, end to end, from the day v1 ships. UI, AI answers, generated documents, tenant communications, and lawyer-reviewed templates exist in both languages.

English is a courtesy for foreign-resident landlords; the legal documents and tenant communications are not produced in English (we cannot draft a Belgian residential lease in English with a straight face).

What about German?

German lands together with coverage of the East Cantons of Wallonia, where rental practice has its own quirks. We will not bolt German on as a translation; we will ship it when the templates have been reviewed by a lawyer working in the East Cantons.

Security and GDPR

Where is my data stored?

In the European Union. Specifically, Hetzner data centres in Germany and Finland. Documents in encrypted object storage, structured data in a managed PostgreSQL instance, both region-tagged. No transatlantic data transfer, no US-controlled cloud at the storage layer.

Are documents encrypted?

In transit (TLS 1.3 minimum) and at rest (AES-256 with per-tenant key derivation). Document content is decrypted in-memory to answer questions; we do not ship plaintext to any third party except the model providers we use to power the assistant, and only for the duration of the answer.

Can I export and delete my data?

Yes. Export is a one-click download of your properties, leases, tenants, documents, and accounting history in standard formats (PDF for documents, CSV for tabular data, ICS for the calendar). Delete is permanent within seventy-two hours of the request, with the recovery window made explicit before you confirm.

Pricing and launch

When does v1 launch?

Brussels and Flanders in autumn 2026. Wallonia within ninety days of that. Waitlist members are invited in the order they signed up, region by region, with a real onboarding session, not an auto-enrolment email.

What if I want to pay yearly?

Yearly payment is offered at a 16% discount (two months free). Available on Single, Portfolio, and Agency.

Is there a free trial?

Thirty days, on Single and Portfolio. The Agency tier starts with a paid pilot because it includes migration help that costs us real hours to deliver.
