The wrong price loses you a tenant, or it loses you a year of rent. The assistant pulls comparable listings in the same statistical sector, with the same number of rooms and the same energy rating, and shows you the band you can defend.

Tenants, screened on what you can ask for legally.

In Belgium the law spells out exactly what a landlord may and may not ask a candidate tenant. The assistant tells you. It also helps you read what you receive: identity documents, payslips, last landlord references. No more guessing whether you are allowed to request that.

Discrimination is illegal. The assistant tells you which characteristics you may not consider, by region. We refuse to draft you a reason that touches on a protected ground.

A lease that is correct, signed online.

The right contract for your region (Flemish, Brussels, or Walloon), in NL or FR. Indexation index pre-filled. Charges defined. Deposit clause that meets your region's requirements. Signed electronically by both parties, archived to the property.

An inventory of fixtures, with photos and signatures.

The inventory of fixtures is the document that decides whether you keep the deposit when the tenant leaves. We make it photo-led, room by room, with both parties signing on the spot. The exit inventory, two years later, runs the same flow against the same photos.

The first three months. The part nobody warned you about.

First rent received. First slow-paying month. First question from the tenant about the boiler that you do not know how to answer. The starter track is there for the first ninety days, week by week, with the right reminder at the right time.
